Do you have a problem tenant in your private rental property but don’t want to pay hefty legal fees to evict them, or are you a tenant renting from a private landlord and you are having issues with your tenancy? Whether or not you have a valid Tenancy Agreement in place, I can help by providing you with some free of charge, initial advice.

 

Even if you don’t have an official Tenancy Agreement, whether you are a landlord or tenant, I can talk you through the Law and options in clear terms.

 

Landlords

 

If you are a private landlord have a problem tenant in your property who refuses to leave or has fallen behind with the rent, I can draft your letters and legal documents together with advice on how you can take back possession of your property legally.

 

My service Includes a landlord checklist to ensure that you have complied fully with your duties towards your tenant, drafting and serving the correct Notice to Quit and the letter to your tenant to serve them with the Notice. 

 

If your problem tenant still refuses to leave, I can advise you on the next steps and if you wish I can prepare all of the necessary documents for you to apply to the Court to seek an Order for Possession of the property, so that you can confidently represent yourself in Court without incurring the added costs of legal representation at Court, which you may not recover from your tenant.

 

Tenants

If you are a tenant in a privately rented property and your landlord is causing unnecessary problems, please contact me for advice on how you can deal with this in the correct and legal manner. 

 

I will check your Assured Shorthold or other Tenancy Agreement, or if you have been served with a Notice to Quit, I can advise you whether your landlord has followed the correct legal process and discuss your available options.
